An older home has a distinct character that represents the era it was built but, next to it are the issues in preservation and sustainability. Consequently, the growing popularity of the sustainable movement paved the way for improvements in powering our homes with renewable energy and using energy-efficient items to lessen energy consumption to provide a more eco-friendly home. Given the effects of global warming, and the ever-increasing operating cost to maintain a residence, sustainability has gone up on the high priority list of most of the home buyers, especially the Millenials. One of the must-haves of sustainable living is renewable energy and energy efficiency. 

What is renewable energy and energy efficiency?  Renewable energy is energy that is generated from natural processes that are continuously replenished. This energy includes sunlight, geothermal heat, wind, tides, water, and various forms of biomass (PennState Extension, 2009)Energy efficiency means using less energy to perform the same task – that is, eliminating energy waste (www.eesi.org). Having either renewables or energy-efficient items in the property will increase the value of your home. An older home will need to be upgraded to become appealing to home buyers who are leaning towards comfortable but sustainable living. Improve efficiency first, then add solar. So before spending on solar panels, here are three smart ways to improve the energy efficiency of your home without spending a ton of money.  

Seal the home and air systems to optimize efficiency. A better-sealed home means less conditioned air and/or heat escaping and less energy wasted. 

Insulate the walls. Talk to a professional to determine how much insulation is needed while allowing the home to ventilate.

Upgrade your HVAC system. If your HVAC is 20 years or older, it's time to get a newer, energy-efficient system that will make your bills less and save you money over the years.
